Wynn's UAE mega-resort is a $5.1 billion bet on building an integrated resort from scratch in a country with zero gaming infrastructure, zero operational precedent, and a regulatory body run by a former MGM CEO. The technology question nobody's asking is whether the systems even exist to run this thing.
Tilman Fertitta, Carl Icahn, and Caesars' own management are circling a deal at roughly $32 a share... but the real question for hotel operators is what happens to 50 properties when the new owner's first priority is servicing nearly $12 billion in debt, not renovating your lobby.
Hard Rock just announced an $850 million integrated resort in Puerto Rico with 415 rooms, branded residences, and a casino opening in 2029. The press release is gorgeous. The question is who's staffing a three-pool, multi-restaurant, full-casino operation on an island where January occupancy just hit 80% and every existing hotel is already fighting for the same labor pool.
